Most brokers have never sat at any of those chairs. I have sat at all three. There is very little about a deal I have not already seen from another angle.

CONTRACTOR

DEVELOPER

Estimator at DAMAC Properties. The developer's chair is the full economics: margins, launch strategy, and what a unit actually costs to build. Not the render, the reality.

WHAT THIS CHANGES FOR YOU

A background is only worth reading if it changes the answer.

  • A payment plan is a cash-flow schedule, not a discount. I read it as one: what you owe, when, and what happens to your position if a milestone moves.
  • A launch price is an output of a cost plan. Knowing how that number was built tells you which part of it is the building and which part of it is the story.
  • Construction progress is the only honest handover signal. Progress on a marketing update and progress on site are two different readings, and only one of them carries your risk.
  • I have sat on the side that prices a building, the side that budgets it, and the side that sells it. You get all three readings, not only the selling one.
