No agent commission
On a launch unit you pay the developer price and no commission on top. On a resale you would pay two percent.

Payment plan variations
Schedules that are not on the public sheet. Whether one is available depends on the release, and I will tell you when it is not.

Two kinds of developer, and I place with both.
A master developer owns the land and cannot sell the master plan to someone else halfway through. A private developer buys a plot inside that plan and builds one building on it. They are different risks, so they are shown separately.

These are where most of my placements sit, which is why they get a mark. Nakheel and Meraas both sit under Dubai Holding, which is part of why their master plans do not change hands. I am licensed to transact across the UAE market, so when the right release is with a developer that is not on this page, I place it there instead and you get the same math either way.

Budget, timeline, currency and what the money is for. Fifteen minutes, no property discussed.

I hold the brief
Nothing is sent until something matches it. You will not get a weekly newsletter of everything launching.

The numbers
When a release fits, you get the math: entry, all-in with fees, schedule, the risk, and who it is wrong for.

Allocation
If you want it, I place the reservation on release day. If the numbers moved, I tell you to wait.
